August is recognised by HMRC as software that works with Making Tax Digital for Income Tax. You can view our entry on the GOV.UK software list. Recognition confirms a product can submit correctly. It does not tell you how the software handles property income day to day, which is where platforms differ. Our comparison of landlord software in 2026 sets out how the main options compare.

When do the new MTD rules apply to UK landlords?

When do the new rules apply?
When do the new rules apply?

The Making Tax Digital rules are being phased in based on your qualifying income from rental properties and self-employment. Miss a deadline and penalty points apply.

April 2026

April 2026

Phase 1:

Landlords earning £50,000+

The first wave. If your combined rental and self-employment income tops £50k, you'll need to go digital and file quarterly.

April 2027

April 2027

Phase 2:

Landlords earning £30,000+

The threshold drops. Landlords with qualifying income over £30,000 must now comply with MTD requirements.

April 2028

April 2028

Phase 3:

Landlords earning £20,000+

Most landlords are now in scope. If that's you, you'll want to be ready well before this date.

How to calculate your qualifying income

Add up your gross income from property and self-employment for the tax year, before expenses. That combined figure is your qualifying income. Salary, pensions and dividends do not count, and if you own a property jointly, only your share of the rent does. HMRC used 2024–25 to decide who joined in April 2026, and will use 2025–26 for the April 2027 threshold of £30,000. If you are close to a threshold, it is worth setting up digital records before you cross it rather than after.

Answers to the most common questions from Landlords and Tenants using August.

Frequently asked questions about Making Tax Digital software for landlords

What is Making Tax Digital for Landlords?

Making Tax Digital is HMRC's initiative requiring UK landlords to keep digital records and submit quarterly income and expense updates using compatible software, replacing the single annual Self Assessment tax return. Instead of filing once in January, you'll send HMRC a summary of your rental income and expenses four times a year, plus a final declaration at year end. The aim is to reduce errors, improve record accuracy, and give landlords real-time visibility of their tax position. August helps you stay on top of this by keeping all your rental expenses digital and organised by quarter.

When does Making Tax Digital start for landlords?

MTD has already started on 6 April 2026 for landlords with gross income over £50,000. The threshold drops to £30,000 from April 2027 and £20,000 from April 2028. Use our MTD calculator for landlords to check your start year.

Is August Making Tax Digital compatible software?

Yes. August is recognised by HMRC as software that works with Making Tax Digital for Income Tax and appears on the GOV.UK software list for UK property income. You can keep digital records, categorise expenses against HMRC-aligned categories, review each quarterly summary and submit it directly to HMRC from August. MTD submission is included from the Growth plan.

Are all landlords required to use MTD?

Not immediately. MTD applies to unincorporated landlords whose gross income exceeds £50,000 from April 2026. Limited companies, partnerships, and those with digital exclusion exemptions are currently exempt. Even below the threshold, starting digital records now means you are ready when it reaches you.

What records do landlords need to keep for MTD?

Digital records of rental income, allowable expenses, mileage logs, and bank statements. Preserved for at least five years. August stores all of this in one place so you are audit-ready without extra admin.

Is there free MTD software for landlords?

August is free for up to two tenancies with no credit card required, covering expense tracking, receipt scanning, rent tracking and compliance reminders. Quarterly MTD submission to HMRC is included from the Growth plan at £8.99 a month. For free options across the wider market, see our guide to MTD software for landlords.

Can my accountant submit my MTD quarterly updates?

Yes, accountants can submit quarterly updates on your behalf using MTD-compatible software. Responsibility for accurate digital records stays with you. If your accountant works in Xero, August connects to it directly, so your categorised income and expenses reach their ledger without a manual export. If they work elsewhere, you can share quarterly reports from August in the formats they expect.

What happens if I miss an MTD quarterly deadline?

HMRC uses a points-based system. Each late quarterly update earns one point, and at four points you receive a £200 penalty, with a further £200 for each later default. HMRC is not issuing points for late quarterly updates during 2026/27, though that does not cover the final declaration or late payment of tax. August's reminders flag each deadline before it arrives. August's MTD feature and compliance reminders for landlords help you stay on track.
