Can August read scanned documents and photos?

Yes. August uses optical character recognition (OCR) to read documents that are not in a standard digital format, including scanned PDFs, photographs of paper documents, and image files. So if your tenancy agreement was signed on paper, or your gas safety certificate exists only as a scanned copy, August can still read it, extract the relevant information, and store it properly alongside your other documents.
