Tenants open the August app, tap Maintenance, pick a category like Plumbing or Electrical, then choose the specific issue. They add a title, details, and optionally photos and a room location. Urgent issues like a burning smell get flagged as emergencies automatically. The whole thing takes under a minute. They can report anytime, 2am, Sunday morning, doesn't matter.
