What is a letting fee?

A letting fee is a one-off charge the agent makes to find and reference a new tenant. Since the Tenant Fees Act 2019, this cost falls on the landlord rather than the tenant. It is typically 50–100% of one month's rent or a flat fee of £300–£600.
