The August UK Property Lookup turns a postcode into practical context for buyers, landlords and agents. Enter a postcode, click Find, and use the live map to explore the area with crime and noise overlays. The left panel summarises local authority, ward, constituency, region, country and lat/long, and gives fast access to the checks that actually move deals forward: broadband/mobile coverage, conservation areas, council licensing, EPCs, flood risk, Ofsted, refuse days, directions and nearby amenities. When you are done, push the insights into August to model yield and cashflow or to set up the property for management.

How to read the results and what to do next
1) Fit to strategy
Does the postcode match your target tenant or buyer profile? Combine amenities, stations and Ofsted signals to judge demand.
2) Compliance risk
Use Council licensing and conservation areas links first. If an HMO is in scope, check whether the ward falls in an additional/selective scheme. Record licence terms and fees in August by uploading these into our Documents feature.
3) Running costs
Open EPC search and note the rating and cheap wins (loft insulation, draught-proofing). Pair with Flood risk. High exposure can raise premiums and voids.
4) Connectivity
Confirm Broadband/Mobile availability. Poor connectivity depresses renewal rates. If it is marginal, plan an upgrade and budget it in Cashflow.
5) Operations
