How to check if your property is in a selective licensing area

Selective licensing schemes give local councils the power to require all private landlords in a defined area to obtain a licence for each property they let. The conditions and fees vary significantly between councils — some schemes cover entire boroughs while others apply only to specific wards. Operating without a licence where one is required is a criminal offence carrying fines of up to £30,000.

The quickest way to check whether your property falls within a selective licensing, additional licensing, or mandatory HMO licensing scheme is to use the Council Licensing link in this tool. Enter your postcode, click Find, then select Council Licensing from the quick links panel. This takes you directly to the relevant local authority page for that postcode, where current scheme boundaries and application requirements are published. Checking flood risk before you buy or let

Flood risk affects landlord insurance premiums, mortgage availability, and tenant retention, yet many landlords only discover a property's flood classification after purchase. The Flood Risk quick link in this tool routes to the Environment Agency's official flood risk map for the exact postcode, showing river and sea flood zone classification and surface water risk.

Properties in Flood Zone 3 (high risk) typically require specialist insurance and may attract excesses of £2,500 or more per claim on standard landlord policies. Some lenders will not mortgage properties in high-risk flood zones at all. Checking before you commit saves significantly more time and cost than discovering the risk after exchange. For properties in flood-prone areas, also check whether the local authority has flood mitigation infrastructure in place, as this can influence your insurer's assessment.

2) Compliance risk
