UK Property Lookup

The August UK Property Lookup turns a postcode into practical context for buyers, landlords and agents. Enter a postcode, click Find, and use the live map to explore the area with crime and noise overlays. The left panel summarises local authority, ward, constituency, region, country and lat/long, and gives fast access to the checks that actually move deals forward: broadband/mobile coverage, conservation areas, council licensing, EPCs, flood risk, Ofsted, refuse days, directions and nearby amenities. When you are done, push the insights into August to model yield and cashflow or to set up the property for management.

How to check if your property is in a selective licensing area

Selective licensing schemes give local councils the power to require all private landlords in a defined area to obtain a licence for each property they let. The conditions and fees vary significantly between councils, some schemes cover entire boroughs while others apply only to specific wards. Operating without a licence where one is required is a criminal offence carrying fines of up to £30,000.

The quickest way to check whether your property falls within a selective licensing, additional licensing, or mandatory HMO licensing scheme is to use the Council Licensing link in this tool. Enter your postcode, click Find, then select Council Licensing from the quick links panel. This takes you directly to the relevant local authority page for that postcode, where current scheme boundaries and application requirements are published. For an overview of how selective licensing schemes work and what landlords must do to comply, see our guide to selective licensing.

Checking flood risk before you buy or let

Flood risk affects landlord insurance premiums, mortgage availability, and tenant retention, yet many landlords only discover a property's flood classification after purchase. The Flood Risk quick link in this tool routes to the Environment Agency's official flood risk map for the exact postcode, showing river and sea flood zone classification and surface water risk.

Properties in Flood Zone 3 (high risk) typically require specialist insurance and may attract excesses of £2,500 or more per claim on standard landlord policies. Some lenders will not mortgage properties in high-risk flood zones at all. Checking before you commit saves significantly more time and cost than discovering the risk after exchange. For properties in flood-prone areas, also check whether the local authority has flood mitigation infrastructure in place, as this can influence your insurer's assessment.

Why local authority and ward data matters

The Area Info panel shows your postcode's local authority, ward, and parliamentary constituency. These are not just administrative details, they determine which planning policies, HMO licensing schemes, selective licensing designations, and council tax bands apply to the property. A postcode crossing a ward boundary can mean the difference between a property requiring a selective licence and one that does not, even on the same street.

Knowing your local authority also matters when dealing with licensing applications, planning enquiries, and council tax queries. The tool surfaces the exact authority and ward instantly, so you can navigate directly to the right council website without guessing which authority covers a border postcode.

What landlords use this postcode checker for

  • Centre the map by postcode (or Use my location) and switch between OSM / Esri views.

  • See Status and Coverage for the data sources loaded.

  • Capture the administrative context - local authority, ward and parliamentary areas. These are vital for planning and licensing.

  • Open one-click checks for:

    • Broadband/Mobile - confirm fibre availability and likely indoor coverage.

    • Conservation areas - note design/alteration constraints.

    • Council licensing - HMO or selective/additional licensing by area.

    • EPC search - rating and recommendations for running-costs and compliance.

    • Flood risk - river/sea and surface water indicators to price insurance and resilience.

    • Ofsted search - school quality signals that influence demand and voids.

    • Refuse collection days - useful for tenant guides and move-in packs.

    • Directions - generate travel times for viewings and commuter appeal.

  • Check nearby amenities with a click:

    • GPs, schools, stations, supermarkets plotted around the chosen point.

  • Toggle Map overlays:

    • Crime - gauge relative incident density by neighbourhood.

    • Noise - proximity to roads/rail/flight paths or commercial sources.

    • Click Reset overlays to return to a clean map.

How to use the results: a compliance checklist

1) Fit to strategy
Does the postcode match your target tenant or buyer profile? Combine amenities, stations and Ofsted signals to judge demand.

2) Compliance risk
Use Council licensing and conservation areas links first. If an HMO is in scope, check whether the ward falls in an additional/selective/mandatory licencing scheme. Record licence terms and fees in August by uploading these into our Documents feature.

3) Running costs

Open EPC search and note the rating and cheap wins (loft insulation, draught-proofing). Once you have retrieved the current EPC rating for a property, our EPC improvement cost calculator can help you estimate what it would cost to bring it up to the expected EPC C standard. Also consider with Flood risk. High exposure can raise premiums and voids.

4) Connectivity
Confirm Broadband/Mobile availability. Poor connectivity depresses renewal rates. If it is marginal, plan an upgrade and budget it in Cashflow. You can check this with our

5) Operations
Refuse collection days and Directions feed straight into tenant welcome packs and contractor scheduling. Save them in August to avoid “what day is the bin?” questions later.

Worked example: checking a property before you buy

You search SW1A 2AA and map the area:

  • Authority & ward confirm which licensing rules apply. No additional/selective licensing today.

  • EPC search suggests most comparable flats are C/D with inexpensive C→B measures (LEDs, TRVs).

  • Stations & supermarkets show <10 minutes’ walk is likely to mean stronger tenant appeal.

  • Crime overlay is higher than suburban averages. Plan enhanced security for the property and budget it.

How to run a postcode check

  1. Enter a postcode and click Find (or Use my location).

  2. Review the Area info (authority, ward, constituency, region, country, lat/lon).

  3. Open the relevant Quick links for licensing, EPC and flood; add notes.

  4. Check Nearby GPs, schools, stations, supermarkets to judge demand.

  5. Toggle Crime and Noise overlays; screenshot key views if needed.

Understanding a property's local authority area and compliance obligations is only the start. Read our guide to landlord licensing across England and Wales, landlord licensing in 2026, and selective licensing schemes explain the three types of licence, current regional schemes, and the penalties for non-compliance. Answers to the most common questions from Landlords and Tenants using August.

Frequently asked questions about property lookup for UK postcodes

Does the UK Property Lookup tool replace surveys or legals?

No. The tool is for research only. It’s not a substitute for a property survey, solicitor’s searches, or professional compliance checks. Always confirm details with your local housing authority, licensed surveyors, and qualified advisers before making property or tenancy decisions.

Can I use this tool for property compliance checks?

Yes. It’s a great starting point for compliance. Landlords can use it to check flood risk, licensing, conservation, and EPC requirements. However, it should be used alongside official council resources and professional advice, as it does not in any way replace formal searches or certificates.

Why are some quick links to general council or GOV.UK pages?

Not every local authority provides postcode specific pages for property licensing or conservation areas. Where direct links aren’t available, we provide the most relevant official site so you can search by postcode or council name.

How do I enter a postcode correctly?

Enter a postcode in upper or lower case, with or without a space. E.g. SW1A2AA or sw1a 2aa. The lookup tool formats it into standard UK postcode style.

Is the information 100% accurate?

All data is drawn from official or widely-used public sources, but it may not always be completely up to date. Postcodes are mapped to the nearest central point, so results show the general area rather than a specific property. You should always confirm details directly with your local council or through official registers.

Where does the UK Property Lookup data come from?

The tool uses trusted open data sources:

  • ideal-postcodes for postcode and local authority information

  • OpenStreetMap and Esri for maps and satellite views

  • data.police.uk for crime statistics

  • Defra for air quality and noise mapping

  • Ofcom for broadband and mobile coverage

  • GOV.UK and council websites for licensing and bin collection

  • Ofsted for school reports

How can landlords and tenants use this tool?

Landlords can use the tool to check if a rental property falls within a licensing area, conservation zone, or flood risk area before letting it. Tenants can quickly research the local authority, transport links, schools, and amenities to get a feel for the neighbourhood. It’s designed to save time during property research and compliance checks.

What is the UK Property Lookup tool?

The UK Property Lookup tool lets you enter any UK postcode to view local information about the area. You can see which council the property falls under, the parliamentary constituency, ward, and region. It also provides quick links to official government services like EPC searches, flood risk checks, and council licensing, as well as nearby amenities such as schools, GP surgeries, supermarkets, and train stations.
