How much notice is required for a rent increase in the UK?

Under the Renters' Rights Act 2025, the minimum notice period for a rent increase in England increased to two months for all assured periodic tenancies, up from one month for monthly tenancies under the previous regime. Notice is given by serving Form 4A, the prescribed form available from GOV.UK. The two-month period runs from the date the notice is served, not from the date the tenant receives it, so it is important to keep proof of service. The new rent must also take effect on the first day of a tenancy period. For a monthly tenancy with rent due on the 1st, the effective date must be the 1st of a month at least two months away.
