Before you use it
Emergency? Don’t wait to fill in a form. If you smell gas, don’t use electrical switches or naked flames, leave the property and call the gas emergency line from a safe place: 0800 111 999 in Great Britain, 0800 002 001 in Northern Ireland. For a serious leak, flooding, loss of all heating or hot water in cold weather, electrical danger, or a door or window that leaves the property insecure, phone the landlord or agent straight away, then follow up in writing.
Emergency
Immediate danger to health or safety, serious flooding, unsafe electrics or an unsecured property.
Urgent
Significant loss of an essential service, a worsening leak, or damp or mould presenting a significant risk.
Routine
Non-hazardous maintenance that can reasonably be scheduled.

Repair duties by nation
England: the landlord must keep the structure, exterior and installations in repair and keep the home fit for human habitation under the Landlord and Tenant Act 1985. Powers in the Renters’ Rights Act 2025 allow Awaab’s Law timescales to be extended to private renting; at October 2026 the detail is still subject to consultation.
Wales: the home must be fit for human habitation and kept in repair under sections 91 and 92 of the Renting Homes (Wales) Act 2016.
Scotland: the home must meet the repairing standard. Since 6 October 2026, landlords must investigate reported damp or mould within 10 working days, give a written summary within 3 working days of the investigation, and start work on substantial damp or mould within 5 working days (Scottish Government guidance).
Northern Ireland: repair duties come from the Private Tenancies Order 2006 and the tenancy terms; tenants can contact their council’s environmental health team.
Our guides to how long a landlord has to do repairs and landlord and tenant repair obligations go further, and our definition of damp and mould covers the hazard itself.
Arranging access for the repair

Give written notice and agree a time before you or a contractor visit. Our landlord access notice template covers the request and logs every attempt.
Frequently asked questions
Does a tenant have to report repairs in writing?
Not necessarily, but a written report gives both sides a clear record of when the landlord was told. If a tenant phones, record the call in the repair log and follow up in writing.
How quickly must a landlord carry out repairs?
Within a reasonable time, depending on how serious the problem is. Emergencies need immediate action. In Scotland, specific timescales apply to damp and mould from 6 October 2026.
What should a landlord do about damp and mould?
Investigate the cause rather than assume it is condensation, record what you find, take action and keep the tenant informed. In Scotland, investigate within 10 working days of becoming aware of it.
Why keep a repair log?
It shows a pattern of responsible management, stops open repairs being forgotten and is your evidence if a repair is disputed.
