Before you use it
If you smell gas: don’t use electrical switches or naked flames, and open doors and windows if you can do so quickly. Leave the property and call the gas emergency number from outside. Only turn off the gas at the meter if it is safe and won’t delay you getting out. Then tell your landlord.

A short tenant welcome letter
Many landlords open the pack with a short letter. Here is one you can adapt:
Dear [tenant name], Welcome to [property address]. I hope you settle in well. This pack has everything you need to know about your new home, from how to pay rent to where the stopcock is. If anything needs fixing, please report it straight away through [August / email / phone] so I can sort it quickly. In an emergency, use the numbers on the first page. Best wishes, [landlord name]
A welcome pack isn’t a legal document
The welcome pack is practical information. It isn’t part of the tenancy agreement and doesn’t replace the documents you must legally give your tenant, such as the gas safety record, electrical report, EPC and deposit information. Our landlord documents checklist lists those for each nation, and the inventory template records the property’s condition on move-in day.
Keep it up to date in August

Tenants lose paper packs. With August, tenants report repairs straight to you through maintenance tracking. Tenant messaging lets you send updates, such as a change of bin day or a planned gas check, to every tenant at once. Tenants can see what August offers them on our page for tenants.
Frequently asked questions
What should a tenant welcome pack include?
Contact details, rent and payment information, how to report repairs, emergency numbers, meter and stopcock locations, appliance manuals, bin days and local information. A move-in checklist at the end helps both sides confirm keys, alarms and readings.
Do landlords have to provide a welcome pack?
No. It isn’t a legal requirement, but it cuts down on calls and helps tenants report problems early. The legal documents you must provide are separate.
Should I put the Wi-Fi password in the welcome pack?
Only if you supply the broadband. Don’t include passwords for any account the tenant doesn’t need.
What does the tenant’s signature on the welcome pack mean?
It confirms they received the pack, nothing more. It isn’t agreement to any tenancy terms.
